Rates are updated automatically every business day from national market data, so the numbers you plan with match the market you're buying in.
Average mortgage rates.
National averages of rates locked by lenders. Optimal Blue publishes each business day's locks the next morning, so these are the latest available. Change is shown against the same day one week earlier.

Mortgage News Daily's daily rate index
Mortgage News Daily surveys lenders' rate sheets and updates its index each weekday afternoon, so it reflects today's market. It assumes a top-tier borrower (780 credit score, 25% down), so it can differ from the lock averages above. Widget provided by Mortgage News Daily.
What will your home really cost?
Choose a loan type and today's market rate fills in automatically. You can still adjust it. Taxes, insurance, mortgage insurance and HOA dues are all included.

Estimates for illustration only and not a loan offer. Market rates are national averages and assume strong credit. Your rate depends on credit, down payment, points and lender. Taxes vary by county; insurance varies by home.

Why might my rate differ from these averages?
Your rate depends on your credit score, down payment, loan size, property type, discount points and the lender you choose. These averages are a reliable starting point for planning, and a lender can give you an exact quote.
How often do these rates update?
The Optimal Blue averages update every business day. Each morning Optimal Blue publishes the previous business day's rate locks, so the date shown above is usually yesterday's (or Friday's on a Monday). The Mortgage News Daily index updates each weekday afternoon.
What is mortgage insurance?
Conventional loans with less than 20% down usually include private mortgage insurance (PMI), which can be removed later. FHA loans include an annual mortgage insurance premium. VA loans have no monthly mortgage insurance. The calculator estimates each of these for you.
Can you recommend a lender?
